Karen Doering’s career in real estate began with a personal challenge: finding a home that could grow with her family. After moving from downtown Toronto to Birch Cliff, a neighborhood nestled between the Beaches and Scarborough Bluffs, she turned that experience into a professional focus. Today, she works almost exclusively in Toronto’s east end, helping buyers manage the complexities of home ownership. “It happened organically,” she said. “I thought building my business around that experience and helping families move through that process a little bit easier made sense.”

The shift from buyer to broker came after around nine years in the field. By 2025, she had ranked in the top 1% of agents with the Toronto Regional Real Estate Board (TRREB) by units sold. She also joined the Chairman’s Club at Bosley Real Estate, a group of the brokerage’s top 10 agents based on annual gross commission income. Bosley has more than 250 agents, but her niche in the east end has set her apart. “I work mostly with young families,” she said. “Their conversations are less about countertops and more about schools, daycare, and commute times.”

Adapting to a shifting market

Recent years have brought new challenges. Some homeowners, who bought during the pandemic housing boom, now face lower home values. “It’s hard to wrap your head around selling for less than what you paid,” she said. She recently worked with a family that accepted the reality of a potential loss. Instead of focusing on the downside, they prioritized a larger home they expected to stay in for years. “We can move through that together,” she said. “Sometimes it’s not what you want to hear, but it’s the truth.”

Her approach extends beyond individual transactions. She believes marketing starts before a home even hits the market. “Putting a sign in the front lawn is over,” she said. Her team focuses on preparation: minor repairs, painting, staging, and decluttering. “We can’t control the market,” she said. “But we can control how we present properties to buyers.”

Events and community engagement are also part of her strategy. She hosts regular open houses and participates in local initiatives to build trust with residents.

Entrepreneurial roots

As the market evolves, she remains focused on her niche, blending personal experience with strategic marketing to serve families in Toronto’s east end. “The goal is to create a home that feels like a place you can grow,” she said. “That’s what makes this work meaningful to me.”
