DDA launches 2,516 Narela flats at 25% discount
DDA launches 2,516 affordable Narela flats at a 25% discount, starting at Rs. 14.95 lakh under the Awaas Nivesh Yojana 2026 for low-income families.

The Delhi Development Authority (DDA) introduced a new housing initiative offering 2,516 flats for low-income families in Narela, priced at a 25% discount with starting rates of Rs. 14.95 lakh. Named the DDA Awaas Nivesh Yojana 2026, the program focuses on affordable housing across two designated zones in the region. The 25% discount applies to the flats offered under the scheme, bringing the entry-level price to around Rs. 15 lakh. The quoted prices are tentative and should not be treated as the complete cost of purchase, as final amounts will depend on the actual plinth area of individual units and any additional charges.
Unit Specifications and Site Allocation
All units are distributed between Pocket 3 and Pocket 6, with 1,020 flats allocated to the first and 1,496 to the second. The flats in Pocket 3 cover Sectors G-2 to G-6, while Pocket 6 encompasses the remaining designated areas. Each flat covers approximately 49.90 square meters, including balconies and shared amenities. Pricing after the discount stands at Rs. 14.95 lakh for Pocket 6 and Rs. 15.01 lakh for Pocket 3, reflecting minor location-based variations.
Registration opens on October 14, while bookings begin on October 20 through the DDA Awaas Portal. A Rs. 2,500 non-refundable registration fee applies, and a Rs. 1 lakh deposit per unit secures a booking. Registration and booking are separate stages—completing portal registration does not guarantee a flat allotment. Final costs may adjust based on actual measurements or additional levies, as the scheme brochure specifies.
Key Considerations for Prospective Buyers
The listed prices exclude maintenance fees, GST, or connection charges, which buyers must account for separately. Water connection and conversion charges may also apply, depending on the flat and applicable terms. A complete guide, available from October 13, details payment terms, eligibility, and allotment rules. The DDA previously launched the Sasta Ghar Housing Scheme, but this initiative represents a distinct expansion in Narela’s housing development, following the second phase of that scheme in 2024.
