A decade ago, homebuyers in West Pune typically focused on established localities like Baner, Balewadi, or Wakad. Today, development is expanding further west, with Mahalunge gaining attention not just for its location but for its growing residential ecosystem.

Mahalunge’s Location Advantages

The locality sits at the crossroads of several transformative forces. Its proximity to Hinjewadi, a major employment corridor, combined with connectivity to Baner, Balewadi, and Wakad, positions it strategically. Access to the Mumbai-Bengaluru Highway further enhances its appeal, linking residents to key commercial and residential centers across the region.

Unlike mature western neighborhoods with dense, fragmented development, Mahalunge offers larger land parcels suitable for planned communities. This attracts developers seeking scale, differentiating it from already-developed urban areas where projects face spatial constraints.

Market Growth and Price Trends

The north-western residential corridor, including Mahalunge, recorded 12,120 housing sales between January and June 2026, a 29% rise from the previous year, according to the Gera Pune Residential Realty Report. Mahalunge’s average residential rates increased from around ₹6,298 per sq ft in 2021 to approximately ₹9,145 by Q2 2026. A 1,000 sq ft property would have cost roughly ₹63 lakh in 2021, compared with ₹91 lakh at the 2026 average.

The upcoming Pune Metro Line 3, connecting Hinjewadi to Shivajinagar, will further integrate the area with central Pune, enhancing public transport options for residents.
