Deka Immobilien has acquired a 33,000 m² logistics property in Vantaa’s Aviapolis hub, adding it to its Deka-ImmobilienEuropa fund.

Prime location and sustainability features

Located in Vantaa’s Aviapolis hub, the property offers direct access to major road networks, including Ring Road III and the national motorway network, as well as air-freight infrastructure. Built in 2022, it includes 167 parking spaces and 24 electric-vehicle charging points. The building is fully let to Finnish logistics provider Barona Varastopalvelut Oy on a long-term basis, positioning it as a critical node for air freight, road, and last-mile distribution in the Helsinki region.

The asset’s sustainability features are a key draw. It boasts a photovoltaic system on its roof, geothermal temperature control, and an ‘Excellent’ BREEAM certification. These features align with EU taxonomy and green-financing requirements, making it an attractive option for institutional investors. The combination of on-site renewable energy generation and geothermal systems ensures both income stability and regulatory compliance, which is increasingly important for fund allocators.

Scarcity of prime logistics assets in Finland

The acquisition is notable due to the scarcity of prime, fully let logistics assets in Finland. Compared to larger European markets, institutional liquidity in Finland is tight, making such properties rare. DekaBank, the parent company of Deka Immobilien and the securities services provider of Germany’s Sparkassen-Finanzgruppe, reported total customer assets of more than €485 billion as of 30 June 2026 across 6.2 million securities accounts. This positions DekaBank as one of Germany’s largest securities services providers and real estate asset managers. Its real estate division, which includes Deka Immobilien and WestInvest, managed €50 billion in real estate assets as of December 2025.
